A professional, unbiased, complete visual examination of the systems and structures of a home. It should identify existing or potential problems that could effect a purchasers buying decision.

· Do I need a Home Inspection?

Many lending institutions require a home inspection. Most realtors recommend a home inspection. Since your home is often the largest purchase that you will make, it just makes sense to learn as much as possible before the purchase. The visual inspection can not find hidden flaws, but the professional, trained inspector is best qualified to represent your interests.

· Who does the inspector represent?

A quality home inspector should represent the person who pays for the inspection. The inspector should not be associated with the realtor, builder, homeowner or lending institution. In accordance with the ASHI Standards of Practice, the Home Inspector should not be involved in any other business. It would be a conflict of interest.

· Should the Client attend the inspection?

We encourage buyers to attend the inspection. Buyers who attend have a better understanding of the property as viewed by the inspector and are better able to read and interpret the final report. It also helps the buyer to understand the home and the limitations of the inspection.

· How soon can the inspection be scheduled?

Usually within one or two days. The utilities need to be on at the home so electrical operation and water appliances can be examined under normal operation.

· How long will the inspection take?

A typical inspection of a 2400 square foot home will take roughly 2.5 hours. Many other factors can effect the time. Outbuildings, docks, radon, mold, and water tests may add to the time.

Inspection fees vary depending on the size and age of the home. Range is usually $225-$500.00.

· What will the inspection report include?

The standard inspection will cover site/grounds, exterior, structural, foundation, roof, ventilation, plumbing, electrical, heating, air conditioning, garage, kitchen, all rooms, ceilings, attic, and interior walls.

· Does the cost include a written report?

A computer generated report will be furnished, including danger items, maintenance items, and photos.

· How soon is the report available?

In most instances the report is available the next day. Radon and some other tests may require more time. The report conforms to ASHI (American Society of Home Inspectors) standards and Virginia realtors requirements.

There is no requirement for insurance coverage! Westlake Home Inspections, Inc. does have general liability business insurance as well as business errors and omissions insurance.
